If you build a tiny home on a road legal trailer, in most situations you don't need a council consent for the home. Bathroom, kitchen and gloss white base units included.

A granny flat on your section — without a building consent.

The government has introduced new rules which mean a licensed builder can build a self-contained unit up to 70m² without a building consent. They have to be built to code by a licensed builder and meet the new insulation requirements.

  • Ken is a Licensed Building Practitioner — Site 1 / Carpentry. That's precisely the qualification the new rules require.
  • Built to code, to the new insulation standard — not a shortcut around the rules, a legitimate route through them.
  • Rental income or family — a self-contained second dwelling on land you already own.

Do I need a building consent?

It depends what you build. A tiny home on a road-legal trailer usually doesn't need a council consent for the home itself. Under the new government rules, a licensed builder can also build a self-contained unit up to 70m² without a building consent — it has to be built to code by a licensed builder and meet the new insulation requirements. Ken holds a Site 1 / Carpentry LBP, so KDL qualifies. Talk to us about your specific site and we'll tell you honestly which route applies.
