Do I need a building consent?
It depends what you build. A tiny home on a road-legal trailer usually doesn't need a council consent for the home itself. Under the new government rules, a licensed builder can also build a self-contained unit up to 70m² without a building consent — it has to be built to code by a licensed builder and meet the new insulation requirements. Ken holds a Site 1 / Carpentry LBP, so KDL qualifies. Talk to us about your specific site and we'll tell you honestly which route applies.
What's actually included at each price?
A watertight shell has double glazed joinery, painted grooved ply and a coloured steel roof — no insulation, wiring, plumbing or internal lining. A sleepout adds powerpoints, lights, wall and ceiling insulation and 9mm ply lining. Self-contained adds one internal wall, a bathroom with 900mm shower, 400mm vanity and flushing toilet, plus kitchen base units with sink and taps. Code compliant is fully finished: painted, carpeted, vinyl, gas hob, electric oven, ducted rangehood and tiled splashbacks.
Are the cabins painted and carpeted inside?
Shell, sleepout, self-contained and trailer builds come with no floor coverings and are unpainted inside. Internal painting costs from $65 per square metre and flooring from $75 per square metre if you'd like us to do it. Code-compliant builds are finished throughout as standard.
Can you build to my own design?
Yes. Send us a quick sketch or a detailed plan of your own design and we will give you a quote to build it. We can also build any size cabin with an apex roof — on a trailer, to granny flat rules, or fully consented.
Can I finish it myself and save money?
Yes — we supply tiny homes that are 90% finished. We leave some internal panels off so you can install your own plumbing. We can either supply the plumbing, shower, vanity, toilet and kitchen for you to install at extra cost, or you supply and install your own. All external sheets go on and are painted, double glazed windows and doors are installed, and all the electrics are finished with a certificate. Internal linings, insulation, architrave and skirting are installed where possible; anything not fitted is cut and ready for installation. Price does not include internal painting or floor coverings.
How is the home built and delivered?
Cabins are built using H4 150×100 skids, 140×45 joists and rafters. The floor is H3 treated strand floor or plywood, and wall frames are 90×45 treated timber. We build the home complete in our Silverdale yard and then transport it to your site.

We're based at Gate 4, 120 Foundry Road, Silverdale, Auckland, and deliver throughout the region. Get in touch with your location and we'll confirm transport for your site.
